Baby Boomers Now Lead the Market!

According to the National Association of Realtors® (NAR) 2025 Generational Trends Report, baby boomers (ages 60–78) have surpassed millennials (ages 35-44) to become the largest group of home buyers, making up 42% of recent buyers. Many boomers are purchasing homes with all cash, while younger generations rely more on financing and family support. Millennials now account for only 29% of buyers, down from 38% last year, while Generation X remains steady at 24%.

Multigenerational home purchases have increased, led by Generation X (21%). Generation Z(ages 45-59), though a small segment (3%), has the highest share of single female buyers and tends to buy older homes. Most buyers (88%) used a real estate agent, especially younger millennials, who often found their agents through referrals.

On the selling side, baby boomers dominated again, representing 53% of all sellers. Sellers typically stayed in their homes for a median of 10 years, with older boomers staying the longest. Nearly all sellers (90%) used an agent, and many homes sold at or above list price, especially among younger millennials.
